Inspection Process – What to Expect

1. Schedule & Confirm

You share the property details, preferred day, and access instructions. I coordinate with your agent as needed and confirm everything in writing.

2. On-Site Inspection

I walk the exterior, roof (when safely accessible), attic, interior, electrical, plumbing, heating and cooling systems, documenting what I see with photos and notes.

3. Report & Follow-Up

You receive a detailed digital report, usually the same day or by the next day. I’m happy to answer questions and walk through major findings.

Most single-family homes take about 2–4 hours depending on size, age, and condition. Condos and small homes can take less time; larger or older properties may take longer.

Do you inspect roofs and attics?

Yes, when safely accessible. I evaluate roof coverings, flashing, visible framing, insulation, and ventilation and report on any observed concerns.

Can I attend the inspection?

Absolutely. Many buyers find it helpful to attend all or part of the inspection so we can review major items on site.

Will you tell me whether to buy the home?
